Today’s Homes & Lifestyle offers a complete building service for clients wishing to redevelop in older areas. Our trained staff have the advanced skills, knowledge and experience to be more than competitive in the construction of homes in redevelopment areas. ‘Knock down & re-builds’ are a specialty. We can organise a project from the design stage, including sensitive heritage and environmental issues, and the negotiations and approvals from the various Government bodies.

At Today’s Homes & Lifestyle we specialise in building individually designed homes for clients that want and demand greater attention to detail. We understand, and will go the ‘extra mile’, to assist you in obtaining the design, quality, finish and individuality that you are looking for. We have set very high standards in customer service and construction. It is that attention to detail that has set us apart from the rest.

We meet with every potential client. The initial meeting is important to fully understand your requirements, dreams and budget. We are more than happy to accommodate the busy people requiring after hours appointments.

We can arrange an appointment at our display home at Crace. Appointments are available Monday to Tuesday 11am to 5pm or Wednesday 1pm to 7pm.

We will inspect your land
We will inspect or assist you in selecting land to obtain an understanding of your requirements.

Design brief meeting
The initial design process is to prepare a concept plan and elevation based on the concepts that you supply at the initial meeting. The concept plan will be developed in consultation with our professional designer.

Design study
Once you are happy with the concept plan and it is completed, we will meet again to discuss the floor plan and elevation. You can still make any final changes that you may require. Once you accept the concept plan we will provide you with an initial estimate of cost.

Finishes and inclusions
Inclusions - ‘the personality & charm’ of your home. Today’s Homes & Lifestyle has developed a 17 page list of selections for you to consider as a standard for your new home. This allows us to customise the inclusions to your budget. Inclusions are the big difference in house per meter cost.

Why do builder’s site costs vary so much?
It is critical to fully understand what is included or more importantly what is not included in the site costs. These are the two biggest disputes clients have with builders.

Working drawings and estimate of cost
If you accept the initial estimate we will complete the final working drawings. This will allow us to provide a final cost and a firm tender offer.

Has everything been covered in the tender?
At Today’s Homes & Lifestyle we do our very best to be totally transparent, and it is our objective to minimise extras that other builders may charge through the course of construction.

A guide for clients with their own plans seeking a firm tender
A meeting is required to determine the inclusions, final plans (completed working drawings), contour & survey plans, engineering & soil test details.

Today’s Homes & Lifestyle has a policy of offering the most competitive tender and for that to happen we need to seek competitive tenders for all the major trades & suppliers.

Once we have agreed to provide a firm tender we have a full bill of quantities completed so we know the real cost of the home, which allows us to be very competitive with our offer.
